Project scope included mechanical, electrical and plumbing system design for a new 60,000 SF, three story medical office building, including 20,000 SF of I-2 occupancy that included seismic design. The project was designed in phases as a core/shell and multiple tenant upfits including Virginia Urology and Virginia Physicians Incorporated. Variable air volume rooftop air handling units, and variable volume terminal boxes were designed to provide ventilation requirements per the FGI Healthcare Guidelines. The electrical design included switchgear, tenant sub-metering, lighting controls and fire alarm. The plumbing design included primary and emergency roof drainage, core restrooms, water entrance backflow protection and shell building distribution mains and risers.
